  • What is the minimal value of real estate for obtaining a residence permit?

    To obtain a long-term residence permit in Turkiye minimum cost of an apartment is $200,000. That is, in order to obtain a residence permit without any problems, the minimum amount that must be declared in title deed. It is important to note that this threshold is not officially law and is merely an internal regulation of the Foreigners Department. It is still possible to obtain a residence permit when purchasing an apartment with a lower declared value, for example: $75,000, $100,000, $150,000, but the process must be accompanied by a lawyer.

  • What is the minimal value of real estate for obtaining Turkish citizenship?

    Currently, the minimal sum of real estate investment for those who receive citizenship by investment is $400.000. Considering all taxes and fees, the total sum can be about $417.000

  • How long does it take to complete all documents?

    It usually takes 5-7 working days from the time you pay the down payment to the time you receive your property certificate (TAPU).

  • How long will I need to stay in Turkey to choose an apartment/villa and complete all the needed documentation?

    The process of buying real estate is divided into 2 stages:
    1. Selecting options on the Internet and viewing
    2. Documentation processing (5-7 working days).

    Having pre-selected 2-4 suitable apartments, you will be able to view them in 1-2 working days. This will help you make your choice, and we will move on to the 2nd stage. Please think carefully about your preferences in advance - it will make your choice easier and save your time.
    If you can't think through your preferences in advance, or you're not sure exactly what you want, the process can take much longer and become more complicated. It will take more time to coordinate viewings. It usually takes at least 4 working days to view 5–10 properties.

  • Can I come for 1 day, choose an object, make a deposit and leave, and you will process all the documents without me?

    Yes, you can. For this you will need to make a power of attorney for me or for any authorized person in Turkey for the purchase of real estate in your name, and also necessarily to make an account in a Turkish bank. You shouldn't be afraid to leave a power of attorney just for the purchase of real estate in your name, as on this power of attorney it is possible only to buy something in your name (it is impossible to sell on such a power of attorney). All transactions with money will be carried out by you personally through international transfers. Only the apartment for which you have made a payment can be bought, nothing else.

  • What additional expenses should I expect?

    I calculate the costs, taxes and additional fees for you BEFORE you make a down payment, which means when you go into the deal you know 100% of your exact budget. There are no additional fees and payments. 
    As an example, I will give a calculation for an apartment costing 2.700.000 Turkish Liras ($100.000 at the moment of writing this text - August 2023).

    1) the value of the apartment is 2,700,000 Turkish Liras;
    2) translation and notarization of passport - 550 Turkish Liras;
    3) state tax on the purchase of real estate 4% of the value we declare at the cadastral office (TAPU). If we declare $75.000 to get a residence permit (2.050.000 liras at the moment of writing), the tax will be 82.000 liras. If you make an investment for rent - such a high amount makes no sense to declare, you can declare half of it and the tax will be 41,000 liras;
    4) state duty for the documentation of ownership (TAPU), which you will receive in hand 5700 liras;
    5) state expertise - 7900 liras;
    6) realtor's commission 2% of the market value + VAT, 54.000 liras. + 9720 liras;
    7) presence of an official interpreter during the transaction (if you do not know Turkish at all) 3500 liras;
    8) obligatory state earthquake insurance 980 liras;

    Finally, an apartment worth 2.700.000 Turkish Liras ($100.000 at the moment of writing this text) costs 2.864.350 Turkish Liras, which is $106.100. All additional expenses and taxes cost in this case $6100 and were calculated in advance.

  • What is the annual property tax in Turkey and how to pay it?

    Property tax in Turkey is paid twice a year - in May and December. The amount of tax is very small and affordable. It is calculated individually, based on the district, area and features of the property. For example, the tax on a one bedroom apartment in Çiğli district is $20 per year.

  • Can two people (husband and wife) be listed on the property certificate?

    Yes, an apartment can be purchased in shares for a few people (adults), but we don't recommend it in most cases. Why? Because the laws in Turkey very clearly regulate the situation when real estate is purchased in marriage. And even if the property certificate lists one person - the legal owners are considered both of the spouses. Also, an object divided into parts is not suitable for obtaining a residence permit.

  • Are there any "closed" areas for residence permits in Izmir?

    The Turkish government restricts the issuance of new residence permits in areas where the number of foreigners in the population exceeds the norm set by the state, in order to ensure that the percentage of foreigners in certain areas does not exceed the maximum. For example, in Antalya and Istanbul "closed" for obtaining a residence permit areas are the most desirable and favorite locations. In Izmir, too, there are several "closed" neighborhoods, but all of them are very remote from the center and totally unattractive for investment. Frankly speaking, having lived in Izmir for 12 years, I have never even been to any of these neighborhoods

  • Can I obtain citizenship after getting a residence permit upon purchase of an apartment up to $200.000?

    Yes, after 5 years of living in an apartment purchased according to all rules and with the required threshold value indicated in the examination and at the time of purchase, the owner can apply for Turkish citizenship.

  • What is cadastral value?

    I believe that I am obliged to write a small literacy for those who buy real estate, because 99% of information on forums and chats about this topic is not true or has some inaccuracies. 
    There are 4 costs of one real estate in Turkey. All of it may be different at one and the same object.
    1. The market value - the actual value at which you can buy an apartment/villa;
    2. Expert / appraisal - the value obtained as a result of the state examination;
    3. Cadastral value - the state value out of which annual taxes are calculated;
    4. The value declared in (TAPU) during the transaction in the cadastral chamber.

    All these 4 values can be different for the same apartment.
    For example, let's consider an apartment in Çiğli district 3+1, 140 m2, house is 17 years old, with gas and not bad repair, the transaction on which we have conducted the day before. 

    So, its:
    1) the market value is 2.350.000 liras;
    2) the expert examination gives us a value of 2.150.000 liras;
    3) the cadastral value from the municipality is 320.000 liras;
    4) at the transaction in (TAPU) we indicated 2.050.000 liras to pass the threshold of $75.000 for residence permit type "B", which gives the right to apply for citizenship after 5 years.

  • Can an apartment have communal debts?

    No. In Turkey, the system of communal payments has its own specifics. Here, accounts for water, electricity and gas are registered for a person, for his passport, even if it is linked to the address, but not for the apartment. So, if the previous owner has debts, this is his problem and the organization of the service provider, not the new owner, who will open a new account of the relevant service on his name.

  • Can an apartment have people registered in it and can this be a problem?

    No, in Turkey the system of registration (address attachment) is very simple and systematized. Registration is carried out by Turkish citizens independently by the local portal of public services and it is simply canceled by the new owner of the apartment if the previous resident has not registered out of the apartment.

  • What are the payments for an apartment besides the annual property tax?

    If you rent out your apartment, all payments except the annual tax are paid by the tenant, and you don't have to worry about that. If you live in your own apartment, you will need to pay for electricity, water, gas (if available), internet (if available) and aydat.

  • What is aydat?

    It is a month's payment for the household maintenance, cleaning in the entrance, light on the stairs. In case you own an apartment in a basic house, the aydat will be minimal to cover the household maintenance such as cleaning the entrance, light on the stairs, small repairs like door, intercom, etc. The amount will be around 3-$10 per month. If your house is in a complex where there is a concierge, pool, security, etc., the monthly maintenance of such a complex usually costs $20-$100 per month.

  • Will I be able to sell my apartment quickly and without losses if I change my mind?

    Yes. The real estate market in Turkey is very active and fluid. Sales happen quickly. Real estate objects do not delay on the market for more than 2–3 months. An apartment bought for rent with willing tenants who pay a good price is a tidbit for investors and sells quickly.

  • What goes inside the apartment when I buy it?

    Apartments and villas in Turkey are sold with a finished decoration, ready-made plumbing, built-in kitchen and some appliances such as gas boiler, stove, hood, oven, air conditioner and others. After the purchase, you do not need to make any repairs or changes in the apartment. You can immediately buy the necessary furniture and start living or renting it out.

  • Why not all properties on the real estate market are suitable for obtaining residence permit or citizenship?

    Indeed, not every property on the market is suitable for a deal, with the following obtaining a residence permit or citizenship. In order to declare in your certificate of ownership a high amount ($200.000 or $400.000 respectively) the object must comply with strict parameters related to the rules of taxation. Before each viewing of an apartment, I check its documentation for suitability for a residence permit or citizenship, and we only look at properties that are suitable for this purpose. If you are making an investment for renting out - any property on the market will do.

  • What are the best districts for a foreigner in Izmir?

    Izmir is a horseshoe shaped city, so there is no center in Izmir, in each major district there are more lively, central districts and there are remote and residential districts. In general, the most attractive areas to buy an apartment in Izmir are those that have good transportation accessibility, those that are connected by metro, light metro (izban) and high-speed tram.
